Adeera Begins at KAFD
The PIF-owned hospitality company targets operating 30 hotels across the Kingdom by 2030 and is preparing to open Atheel KAFD within weeks as the first operational test of a Saudi hotel identity

Adeera Hospitality, a company owned by the Public Investment Fund, is preparing to open its first hotel within the coming weeks at the King Abdullah Financial District, KAFD, in Riyadh, as part of a plan to operate 30 hotels across the Kingdom by 2030.
Adeera CEO Stefan Leser said the plan marks the beginning of efforts to build a hotel portfolio that reflects Saudi hospitality while creating long-term career opportunities for Saudi talent in a rapidly growing sector.
The first hotel, Atheel KAFD, will be the first hotel in the financial district to be managed by a Saudi hospitality company. It will operate under an agreement between Adeera and the King Abdullah Financial District Development and Management Company, both of which are PIF portfolio companies.
Designed by Foster + Partners, the hotel features 214 rooms and suites, two signature restaurants, meeting and event facilities, a spa, and a rooftop pool and lounge. It is also connected to KAFD’s skywalk network and located near the financial district’s metro station.
Atheel will primarily serve the business community and international visitors, benefiting from its location within a district that hosts more than 140 corporate tenants, including 20 regional headquarters of global companies.
Adeera is developing and operating homegrown hotel brands across different segments, ranging from midscale to luxury. Its approach combines Saudi hospitality with international operating standards while developing national talent in hotel management, culinary arts, and guest services.
Beyond the Number
The significance of the plan lies not merely in adding 30 hotels, but in Saudi Arabia’s transition from owning hotel assets and attracting international operators to building a national operator and Saudi brands capable of managing hotels and generating returns from them.
The highest value in the hospitality industry does not come from buildings and rooms alone. It also lies in brand management, understanding guests, developing talent, securing operating contracts, and generating recurring revenue over many years.
