فعالية "مستقبل العمل" من "جيه إل إل" تستعرض التوجهات الرئيسية التي سترسم مشهد قطاع العقارات في عروس البحر الأحمر

تدعم مدينة جدة البيئة العملية الديناميكية، حيث يلجأ الموظفون فيها إلى مساحات العمل المشتركة والفنادق والمتاجر كبدائل للمكاتب، حسبما سلطت "جيه إل إل"، الشركة الرائدة في خدمات إدارة العقارات والاستثمارات، الضوء خلال جلسة النقاش الحصرية حول مستقبل العمل.
وصل إجمالي المساحات المكتبية في جدة خلال الربع الأول من العام الجاري إلى حوالي 1.2 مليون متر مربع، ومن المتوقع أن تدخل مساحات إضافية قدرها 61.000 متر مربع إلى السوق خلال الفترة المتبقية من العام. كما ارتفع مخزون مساحات البيع التجزئة في المدينة إلى 1.8 مليون متر مربع، ومن المتوقع إضافة 478.000 متر مربع أخرى هذا العام. وتعكس هذه الأرقام الفرص المتاحة أمام الشركات التي تبحث عن مساحات العمل الحديثة والمبتكرة في المدينة.
ضمت فعالية "مستقبل العمل" نخبة من أبرز خبراء "جيه إل إل" الذين عرضوا رؤى قيمة حول الاتجاهات الناشئة لأماكن العمل وتأثيرها العميق على قطاع العقارات في المملكة. واتاحت الفعالية للمشاركين استكشاف التوجه المتنامي في تبني نماذج العمل المرنة، ودمج التقنيات المتقدمة لأماكن العمل، والأهمية المتزايدة للاستدامة في عقارات الشركات. وتم التأكيد خلال الفعالية أيضاً على الدور الحاسم لخلق "تجارب موظفين" استثنائية ضمن المؤسسات وبيئات العمل.
وقال سعود السليماني، المدير الإقليمي لشركة "جيه إل إل" في المملكة العربية السعودية، خلال الفعالية: "تقف العقارات التجارية اليوم على مشارف تغيرات حاسمة، حيث أن الاستراتيجيات المطبقة الآن وخلال السنوات القليلة القادمة ستحدد طريق النجاح على المدى الطويل. لا شك أن نماذج العمل الهجينة ستبقى عنصراً أساسياً في مشهد العمل. وبينما لا تزال المكاتب من المقومات الأساسية لهذا النموذج، تكتسب مساحات العمل المشتركة ومنافذ التجزئة شعبية متزايدة انسجاماً مع رؤية 2030 التي تؤكد على ضرورة توفير بيئة مبتكرة ومريحة تدعم إنتاجية الموظفين وإبداعهم".
ومع ظهور المنازل الذكية والمساحات الخضراء المفتوحة، من المتوقع حدوث تحول كبير في أساليب العمل خلال السنوات القادمة وسط توقعات بارتفاع الطلب على أماكن العمل المستدامة في المستقبل. ويتماشى تركيز المملكة على الطاقة المتجددة والتنمية المستدامة مع هذا الاتجاه العالمي.
وخلال الفعالية، قدمت سوزان الأموي، رئيس قسم الاستشارات الاستراتيجية لشركة "جيه إل إل" في المملكة العربية السعودية، عرضاً غنياً بالأفكار حول تأثير ديناميكيات العمل المتغيرة، وكشفت فيه أن:
· 36٪ من الموظفين لا يعملون فقط من منازلهم، ولكن أيضاً من مواقع خارجية مثل مساحات العمل المشتركة والفنادق ومنافذ البيع بالتجزئة.
· ارتفاع الإنفاق على الأطعمة والمشروبات، ومنتجات البقالة، والسلع المنزلية، وانخفاض الإنفاق على الملابس الرسمية.
· قضاء المزيد من الوقت في العمل من الفنادق وأماكن الضيافة الأخرى مثل النوادي الشاطئية، ونوادي الجولف، والنوادي القائمة على العضوية.
وفي مشهد العقارات التجارية العالمي، بات التركيز منصباً بشكل أكبر اليوم على المساحات المكتبية عالية الجودة وتحقيق متطلبات الحوكمة البيئية والاجتماعية وحوكمة الشركات. وتعمل الشركات بشكل متزايد اليوم على بناء محافظ صديقة للبيئة تتوافق مع أولويات التنمية المستدامة للمملكة وتدعم رؤية 2030.

Supporting the city’s dynamic business environment, employees in Jeddah are turning to co-working spaces, hotels and retail outlets as office alternatives highlighted JLL during its Future of Work exclusive roundtable.
In the first quarter of this year, the total existing office stock in Jeddah stood at approximately 1.2 million sq. m. with an additional 61,000 sq. m. scheduled to enter the market over the remainder of this year, whereas Jeddah’s retail stock increased to 1.8 million sq. m. with 478,000 sq. m. of retail floorspace scheduled for this year. This reflects new opportunities for businesses seeking modern and innovative workspaces in the city.
The event witnessed experts and thought leaders from global real estate consultancy firm JLL, who shared valuable insights on emerging workplace trends and its profound impact on the Kingdom’s real estate sector. The roundtable enabled attendees to explore the escalating adoption of flexible work models, the integration of advanced workplace technologies, and the rising importance of sustainability in corporate real estate. Furthermore, the crucial role of creating exceptional ‘people experiences’ within organizations and work environments was also emphasized.
Speaking at the roundtable, Saud Alsulaimani, Country Head, KSA at JLL, said: “Corporate Real Estate is at a critical decision point, where strategies implemented now and over the next few years will determine the path to long-term success. It is clear that hybrid is here to stay; it is a permanent feature in the working landscape. While the office will continue to remain central and paramount to the hybrid model, co-working spaces and retail outlets are gaining popularity in line with Vision 2030, which focuses on the importance of providing an innovative and comfortable environment that encourages the workforce's productivity and creativity.”

During the event, Susan Amawi, Head of Strategic Consulting, KSA at JLL, delivered a thought-provoking presentation on the impact of changing work dynamics, which revealed:
· 36% employees not only work from their homes, but also from third-party locations such as co-working spaces, hotels and retail outlets.
· A higher spend on food and beverage, groceries and home goods and a decline in spend on formal clothing.
· More time spent working from hotels and other hospitality venues such as beach clubs, member clubs and golf clubs.
In the global commercial real estate arena, the focus on quality office spaces and the implementation of ESG solutions has become extremely important. Companies are increasingly building greener portfolios that align with the Kingdom’s sustainable development goals, which supports Vision 2030.
